While the buyer faces the biggest cost - being stamp duty - there are still a number of charges and adjustments in addition to your conveyancer's fees. These fees are paid to the Government of South Australia and relevant parties on your behalf.
The following list was created for 2022 and may not be applicable in the future, so it's important to seek accurate costs from your conveyancer.
Depending on your circumstances as a seller, Government fees include a discharge of mortgage registration of $176.00, payable to Land Services SA. There may be other documents requiring lodgement - see the official document for a detailed breakdown.
The Property Exchange of Australia (PEXA) is the electronic conveyancing platform used in South Australia. PEXA charges $117.92 for a single title transfer. See PEXA's full pricing guide here.
If you have used the services of a real estate agent to sell your property, they will charge a commission in the range of 1.5% to 3%. This figure will vary depending on the agency and the value of the property. In addition to the agent's "take-home", this covers the property marketing campaign, which will consist of a board outside of the property and a listing on one or multiple real estate websites.
